The Architectural Review Committee
The Architectural Review Committee (ARC) is composed of volunteer Reserve homeowners demonstrating an interest in serving on the committee. Committee members serve staggered terms of two years. Owners may apply by completing a committee application form and submitting it to the management company. Appointments to the committee are made following the general election of the Board of Directors at the annual meeting in May or sooner if a vacancy occurs.
The Committee has an Architectural Guidelines document that must be adhered to. The document is currently undergoing revision and will be completed and voted upon by the Board of Directors in early 2022. If you plan on making changes to the exterior of your property including plantings and landscaping, fences, paint color, exterior decor like pots, flags, shed etc. You will need to submit an ARC application to the managing agent so that the committee can review the application. The purpose of the committee is to assure that modifications to Reserve lots and homes fall within the guidelines stipulated by the governing documents of the community- Reserve Architectural Guidelines of the Rules and Regulations. A review of these rules and regulations occurs very two to three years. Committee meetings are open to homeowners to observe.
Homeowners wishing to modify their lot or exterior dwelling shall familiarize themselves with these guidelines prior to embarking on a project. The following examples are but a few of the items needing an Application for Architectural Change (AAC) form; mail boxes, large plantings, porches, desks, patios, additions, driveways, recreation equipment, fencing, screening, exterior paint changes, shutters, etc.
Homeowners should allow a minimum of two(2) to four(4) weeks for the application process. If an application is found to be incomplete, this may restart the application review period. Each application is carefully reviewed thy the committee members before the results are returned to the homeowner. Applications may be approved as submitted, approved with changes /modifications or denied. Applications that are denied will be the reason (s) explained.
